1)     Hire a skilled negotiator.

Designations, advanced training, how many years in the biz, how buyers they have worked with, areas of town they specialize in

Best agents won’t rely on mls only – fsbo, craigslist, mail outs, etc

2)     Get preapproved for mortgage, not just prequalified.

Bid won’t fall through cuz of financing and sellers get money more quickly than prequal, no more than 2 weeks

Show seller that lender will let you borrow more than home costs to show your offer is less risky

3)     Learn all you can about the seller.

Moving, burned, busy, sentimental

Ask seller’s agent why they are selling, where they are going, if made another offer on home, and if missed payments.

Try to learn if seller is pressed for money, whether they are working against a deadline to close on another house or trying to move before school starts.…
